Azienda Mastrocola is situated on a large panoramic site, with splendid views over the Marchigiana hills, with the dramatic Sibillini mountain range in the background.

The property stands on one hectare of land. It includes the main building; originally a farmhouse where the families lived on the first floor, with stabling on the ground floor, and the old tobacco drying tower to the side of the house.

The smaller building was formerly used to house animals. Recently, both buildings are extensively restored and converted into seven individual units (houses and cottages), each with its own private garden and private access.

The old farmhouse and tobacco drying tower house 5 ‘town’ houses, whilst the smaller building houses two characterful country cottages. The interior and exterior restoration of the buildings has been carried out in accordance with building regulations and is in keeping with traditional rural Marchigiana architecture, including stone facades, wood-beamed ceilings and floors with terra cotta tiles.

Every apartment has a fully equipped kitchen; large fridge with freezer, hob and oven, dishwasher, washing machine, electric water cooker and coffee machine.

The whole property has 1 ha (10.000m2) of land which has been divided in 7 private gardens, each with a private parking space. There is a large communally owned area with an 18m x 5m swimming pool, sun terrace, pergola and a storage facility for garden furniture.

The house has a living area of 120 m2 over two floors. Downstairs is the ample open plan kitchen, dining and living room with toilet. Upstairs there are two large double bedrooms, both en-suite. This is the smallest of the five, with its 80 m2 of living space divided over the open plan kitchen, dining and living area, with two bedrooms and a bathroom with shower upstairs. This is a great house for four and uses the ‘original’ main entrance. The total living area is 115 m2, with an outside portico and walk ways.

The private garden occupies circa 485 m2. Downstairs features an open plan kitchen, dining and living areas whilst upstairs there are two double bedrooms with ample en-suite bathrooms.

This is, with its 125 m2 living space, one of the three biggest apartments. Downstairs is a large dining/living area with an open plan kitchen and a double bedroom and bathroom. Upstairs are a further two double bedrooms with a spacious bathroom.

Being on the end of the main building this apartment has optimal privacy! With its 141 m2 it is the largest apartment. The old Roman city of Loro Piceno is less than 3km distance from Azienda Mastrocola.

Loro Piceno is an historic town. Home to numerous cultural and gastronomic festivals, it’s famous for Vino Cotto, a special wine that’s “cooked” to reach its peak of flavor and is drunk after dinner. Plus, you’re in the “Golden Triangle” of Le Marche that puts you in the middle of it all – 30 minutes to the beach and the same to hiking and skiing in the majestic Sibillini Mountains.

Loro Piceno boasts two of the region’s best restaurants, one of which is listed in the Michelin Guide. Market days and local festas abound in the town and nearby villages, with a good choice of shopping and café’s in town.
